Villas for sale in Villamartín: golf, prices and area guide

Villamartín

Villamartín is the established golf community of Orihuela Costa, a few kilometres inland from La Zenia and Playa Flamenca. Built around the Villamartín golf course, one of the oldest on this stretch of coast, it offers something rare so close to the sea: space. Villas for sale in Villamartín range from compact townhouses and ground-floor bungalows to detached homes with private pools overlooking the fairways. Add Villamartín Plaza for evenings out, two more courses within a short drive and beaches around ten minutes away, and it is easy to see why so many British, Irish and Scandinavian owners have made it their base.

Three golf courses within a short drive: Villamartín, Las Ramblas and Campoamor

The Villamartín golf course has been open since the 1970s and is a mature, tree-lined parkland layout with the urbanisation built around it, so many homes look straight onto fairways or greens. Within roughly ten minutes you also have Las Ramblas, a hilly, demanding course cut through ravines, and the Real Club de Golf Campoamor, set in a valley inland from Campoamor. Further south, Lo Romero at Pilar de la Horadada is around 15–20 minutes away.

For golfers this means year-round variety without long drives, and for everyone else it means green views and open space instead of solid blocks. Green-fee and membership terms change often, so ask each club directly for current resident rates.

Villamartín Plaza and daily life around the course

Villamartín Plaza is the social heart of the area: a pedestrian square beside the golf course lined with bars and restaurants, busy with international residents from lunchtime into the evening, especially in winter and spring. Around it and along the main roads you will find supermarkets, pharmacies, estate agents, dentists and the everyday services a permanent resident needs.

La Zenia Boulevard, the largest shopping centre in the area, is about five minutes' drive. The Hospital Universitario de Torrevieja is around 15 minutes away, and several private clinics operate in Orihuela Costa. Villamartín is quieter than the coastal strip in August, when the beach resorts fill up, and livelier than many inland villages in winter.

Villa, townhouse and apartment prices in Villamartín (2025–2026)

Villamartín offers better value per square metre than the front-line coast. As of 2025–2026, apartments and bungalows sell for approximately €1,900 to €2,800 per m². Typical price bands:

  • Two-bedroom ground- or top-floor bungalows on communal pools: approximately €150,000–€230,000.
  • Townhouses and quad houses with a small garden and solarium: approximately €200,000–€300,000.
  • Detached villas with private pool, three bedrooms and a plot: approximately €350,000–€600,000.
  • Frontline golf villas or recently built modern designs: from around €600,000 upwards.

Many homes date from the 1980s to the 2000s, so budget for updating kitchens, bathrooms and air conditioning. See current options on our Villamartín property listings.

On top of the purchase price, allow for buying costs: transfer tax on a resale home, or 10% VAT on a new build bought from a developer, plus notary, Land Registry and independent lawyer fees. Get your NIE number and a Spanish bank account sorted early, because well-priced villas here often go under reservation within weeks.

Choosing a street: frontline golf, Los Dolses and Las Filipinas

Villamartín is not one uniform estate. Frontline golf homes command a premium and resell well, but check for stray-ball exposure on some holes. The streets around the Plaza are the most walkable. Neighbouring areas such as Los Dolses and Las Filipinas are often grouped with Villamartín by agents; they are more residential, sometimes a little cheaper, and closer to La Zenia Boulevard.

Look closely at the community of owners: older complexes vary a lot in upkeep, pool condition and fees. Ask for the last year's community accounts and minutes, and check whether major works such as roof waterproofing or pool refurbishment have been approved but not yet paid.

Beaches, airports and roads from Villamartín

The nearest beaches at La Zenia, Playa Flamenca and Cabo Roig are roughly 4–5 km away, around ten minutes by car. The AP-7 junction is close, which makes airport runs straightforward: Alicante–Elche airport is approximately 55 km, around 45 minutes, and Región de Murcia International Airport at Corvera is approximately 50 km, around 40–45 minutes. The N-332 coastal road links you to Torrevieja in the north and Pilar de la Horadada in the south.

Public transport exists but is limited; for day-to-day life, plan on having a car.

Long-term and golf-holiday rentals in Villamartín

Villamartín has a steady rental market in two directions. Golf holidaymakers and winter visitors book from October to May, which balances the summer beach season better than many coastal areas. Long-term tenants, often retirees or remote workers, pay approximately €650–€1,100 per month for a two- or three-bedroom property, more for villas with private pools.

Tourist lets need registration in the Valencian tourist-dwelling register and, since July 2025, the national rental registration number; since April 2025 new tourist lets in community buildings also require the community's approval. A detached villa on its own plot avoids the community issue, one reason villas here remain popular with buy-to-let investors.

Who buys in Villamartín, and what to check before you do

Villamartín suits golfers, active retirees and families who want a house with outdoor space rather than a beachfront apartment. It is also a good compromise for buyers comparing inland towns like Ciudad Quesada with the coast.

  • Confirm legal status: check that extensions, enclosed terraces and pools appear in the cadastre and have licences.
  • Ask about rubbish collection, street lighting and maintenance, which are handled by Orihuela town hall.
  • Visit in August and in January: the atmosphere is very different by season.
