Cabo Roig is the headland that gives Orihuela Costa its most recognisable view: red rocks, an old watchtower, a small marina and turquoise coves. Its name means "red cape" in Valencian. Buyers searching for property for sale in Cabo Roig are usually after something a little more upmarket than the rest of the coast: frontline villas, apartments with sea views, quiet residential streets and the famous restaurant strip within walking distance. Golf is ten minutes away and La Zenia Boulevard five. This guide covers the micro-areas, prices, rental potential and what to check before you buy in Cabo Roig.

Cabo Roig's micro-areas: frontline, the strip and Lomas de Cabo Roig
Cabo Roig is compact, but the difference between a street by the sea and one on the other side of the N-332 is significant.
- Frontline and the headland: detached villas and small apartment complexes on the coast around the marina and the watchtower. This is the most exclusive part of Orihuela Costa, and good plots rarely come to market.
- Between the coast and the N-332: bungalows, townhouses and apartments in established urbanisations with mature gardens and communal pools, a few minutes' walk from the coves.
- Around the Cabo Roig strip: the stretch of the N-332 lined with bars and restaurants. Convenient and lively, although homes directly on the strip can be noisy on summer nights.
- Lomas de Cabo Roig: a larger residential area inland of the N-332 with villas, bungalows and newer apartment complexes, generally cheaper than the coast and close to Villamartín golf.
Cabo Roig borders La Zenia to the north and Aguamarina to the south, so many residents use the facilities of both.
Cala Capitán, the marina and the coastal path
Cala Capitán is Cabo Roig's signature beach: a small sandy cove sheltered by rocks, with clear water that is ideal for snorkelling. Nearby Cala Caleta is similarly intimate. Both get busy in July and August, but out of season they are often almost empty.
The Cabo Roig marina, run by the local yacht club, has moorings for small boats plus restaurants and terraces with views back over the coast. Above it stands the Torre de Cabo Roig, one of the old coastal watchtowers built to warn against pirate raids. The coastal path passes right through Cabo Roig, so you can walk north to La Zenia and Playa Flamenca or south towards Campoamor along the sea, one of the best daily walks on the Costa Blanca.

Who buys in Cabo Roig
Cabo Roig has long been a favourite of British, Irish, Scandinavian and Belgian buyers, many of whom first came on holiday and later retired here. It suits people who want a quiet home by the sea with restaurants and nightlife close by but not on the doorstep. Golfers like being ten minutes from Villamartín, Las Ramblas and Campoamor, and five minutes from La Zenia Boulevard for shopping. Families often choose Lomas de Cabo Roig for more space at a lower price.
If your budget is tighter or you want more year-round shops within walking distance, compare with Playa Flamenca; for a busier town with more services, look at Torrevieja, around 15 minutes north.
Airports, hospital and everyday services
Región de Murcia airport (RMU, Corvera) is approximately 35 to 40 minutes by car and Alicante-Elche airport (ALC) approximately 45 to 50 minutes, both via the AP-7. The public Hospital Universitario de Torrevieja is approximately 15 to 20 minutes away, and there are public health centres and private clinics along the coast. The Hospital de la Vega Baja near Orihuela serves the inland part of the municipality.
Supermarkets, pharmacies, banks and restaurants line the N-332, and La Zenia Boulevard is less than five minutes by car. The Saturday market in Playa Flamenca is a short drive. Buses run along the N-332 towards Torrevieja, but most residents find a car essential.
Apartments for rent in Cabo Roig and rental returns
Cabo Roig rents well in summer thanks to its coves and restaurants, and demand for apartments for rent in Cabo Roig on long lets is also healthy, especially for winter stays by northern Europeans. Approximate 2026 long-term rents: €850 to €1,100 per month for a two-bedroom apartment and €1,200 to €1,500 or more for townhouses and villas with a private pool.
Holiday lets must be registered with the Comunitat Valenciana, and since 2025 new tourist lets in a building need the owners' community's approval. Villas with a private pool are the most sought-after holiday rentals, but make sure the pool, any extensions and the property's use are properly licensed before you buy.
What to check before buying in Cabo Roig
- Sea views: ask whether the view is protected or whether a neighbouring plot could be built on.
- Noise: visit homes near the strip on a Friday or Saturday night in summer.
- Older villas: many date from the 1980s and 1990s. Check roofs, pool structure, electrics and whether additions such as covered terraces, garages or extra rooms are legal.
- Community fees: urbanisations with large gardens and pools can have higher fees; ask for the latest accounts.
- Costs: budget approximately 10 to 13 percent on top of the price for taxes and fees on a resale.
