How Orihuela Costa works: one municipality, many urbanisations
Orihuela Costa is the coastal district of the municipality of Orihuela, whose historic city and main town hall lie inland, roughly 30 to 40 minutes' drive away. The coast has its own municipal offices, police and services, but taxes such as IBI, rubbish collection and planning are handled by Orihuela, not Torrevieja. This matters when you check a property's paperwork or community charges.
The district runs from the edge of Torrevieja in the north to the border with Pilar de la Horadada in the south. Most homes are in urbanisations built from the 1980s onwards: low-rise bungalows around communal pools, apartment blocks near the beaches, detached villas on the higher ground and, more recently, modern apartment complexes with solariums and underground parking. The N-332 runs parallel to the coast and the AP-7 motorway just inland, so everything is connected by short drives.
Choosing your area: Playa Flamenca, La Zenia, Cabo Roig and beyond
- Playa Flamenca: the most lived-in, practical part of the coast, with a Saturday market, supermarkets, bars and some of the best-value apartments in Orihuela Costa.

The coastline is a mix of small sandy coves separated by low cliffs, and several beaches regularly hold Blue Flag status. Playa Flamenca and La Zenia beach are the busiest in summer; Cala Cerrada in La Zenia and Cala Capitán in Cabo Roig are smaller and very photogenic; further south, Playa de La Glea in Campoamor is a long, family-friendly beach. Four well-known golf courses are within 5 to 15 minutes: Villamartín, Las Ramblas, Real Club de Golf Campoamor and Las Colinas Golf & Country Club. La Zenia Boulevard, one of the largest shopping centres in the province, covers fashion, electronics, restaurants and big-brand stores, and there are Mercadona, Consum and other supermarkets across the district. The Saturday market in Playa Flamenca draws residents from the whole coast.
For healthcare, Orihuela Costa falls under the public Hospital Universitario de Torrevieja, approximately 15 to 20 minutes away, with public health centres on the coast and many private clinics and English-speaking doctors. The Hospital de la Vega Baja near Orihuela serves the inland part of the municipality. There are international and Spanish schools within driving distance, and a large network of clubs, churches and associations for every nationality.
Airports and getting around
Alicante-Elche airport (ALC) is approximately 45 to 50 minutes by car via the AP-7 or N-332. Región de Murcia airport (RMU, Corvera) is closer for most of the district, at approximately 35 to 40 minutes. Buses connect the urbanisations with Torrevieja and Alicante, but most residents rely on a car: distances are short, yet the area is spread out. If you do not want to drive, choose Playa Flamenca or La Zenia, where shops, beaches and bus stops are within walking distance.
Apartments for rent in Orihuela Costa and rental investment
Demand is strong both for holiday lets in summer and for long-term apartments for rent in Orihuela Costa, particularly from people working in hospitality, healthcare and services. Approximate 2026 long-term rents are €750 to €1,000 per month for a two-bedroom apartment and €1,000 to €1,350 or more for newer apartments near the beach or villas with a private pool.
Holiday lets must be registered with the Comunitat Valenciana, and since 2025 new tourist lets in a building need approval from the owners' community. Many complexes in Orihuela Costa were built precisely for holiday use, but always check the statutes and ask whether the community has voted on tourist lets. Budget approximately 10 to 13 percent on top of the price for taxes and fees on a resale, and use an independent lawyer to confirm licences for any pool, solarium or closed terrace.
