Dehesa de Campoamor, usually just called Campoamor, is the southernmost and most upmarket corner of Orihuela Costa. Low-rise villas step down a green hillside to sheltered sandy beaches and a small marina, and the pace is noticeably calmer than in the busier resorts to the north. Property for sale in Campoamor is dominated by detached villas with sea views and spacious apartments in low-density complexes, with prices to match. For buyers who want a genuine beach lifestyle, a golf club inland and a Spanish rather than purely tourist atmosphere, Campoamor is one of the strongest choices on the southern Costa Blanca.

A poet's estate turned residential resort
Campoamor takes its name from the 19th-century Spanish poet Ramón de Campoamor, who owned the estate (the dehesa) on which the resort was later developed. That origin explains its character: rather than a dense strip of high-rise blocks, Campoamor was laid out as a garden resort of villas and low buildings among pines and palms.
It has long been a summer favourite of Spanish families from Madrid and Murcia, many of whom have owned homes here for generations, and they fill the resort in July and August. Out of season it is quiet and residential, with a mix of Spanish, northern European and other international owners. If you are looking for bar-lined streets and nightlife, Torrevieja or La Zenia will suit you better.
Playa de Campoamor, La Glea and Barranco Rubio
Campoamor's beaches are its main draw. Playa de Campoamor sits in a sheltered bay beside the marina, with fine sand and calm, shallow water ideal for children. Playa de La Glea is the larger sandy beach, backed by the promenade and a handful of beach bars and restaurants, and regularly holds Blue Flag status. Barranco Rubio is a smaller cove with a more natural feel.
North of the resort, the coastal path continues towards Cabo Roig, and to the south you quickly reach Mil Palmeras in Pilar de la Horadada. The Real Club Náutico Dehesa de Campoamor marina offers moorings, sailing and water sports; berth availability is limited, so ask early if a boat is part of your plan.
Villa and apartment prices in Campoamor (2025–2026)
Campoamor is one of the more expensive parts of Orihuela Costa. As of 2025–2026, apartments typically sell for approximately €2,600 to €4,000 per m², with front-line and panoramic sea-view homes at or above the top of that range.
- Two-bedroom apartments in established complexes a short walk from the beach: approximately €230,000–€350,000.
- Modern apartments and penthouses with sea views and large terraces: approximately €380,000–€650,000.
- Detached villas on the hillside with private pool: approximately €550,000–€1,200,000.
- Front-line and panoramic villas: frequently above €1.5 million, depending on plot and views.
Supply is limited because there is little building land left close to the sea, which has helped prices hold up. Budget separately for buying costs: transfer tax on resales or 10% VAT on new builds, plus notary, registry and lawyer fees. See what is available now on our Campoamor property listings.
Seafront Campoamor or Lomas de Campoamor by the golf course
Buyers effectively choose between two markets. The coastal resort itself, between the N-332 and the sea, offers walk-to-the-beach living and the highest prices. Inland, around the Real Club de Golf Campoamor, lie Lomas de Campoamor and neighbouring urbanisations with villas, townhouses and apartments overlooking the fairways and the valley. Prices there are noticeably lower, often closer to Villamartín levels, and the beach is a short drive away.
On the hillside villas, check access: some streets are steep, which matters for older buyers. Look at the orientation of the plot, the state of retaining walls and pools, and whether any extensions are registered.
Airports, roads and services from Campoamor
Región de Murcia International Airport at Corvera is the closer airport, approximately 45 km or 35–40 minutes by car. Alicante–Elche airport is approximately 60 km, around 50 minutes via the AP-7. The N-332 runs just inland of the resort, giving quick access to Torrevieja to the north and Pilar de la Horadada and San Pedro del Pinatar to the south.
Supermarkets, pharmacies and restaurants are available locally and along the N-332, and La Zenia Boulevard is around ten minutes away. For hospital care, the Hospital Universitario de Torrevieja is roughly 20 minutes away, and there are private clinics in Orihuela Costa and Torrevieja.
Renting out a Campoamor villa: summer peaks and winter lets
Campoamor achieves some of the highest summer rents on this coast, driven by Spanish families booking by the fortnight or month in July and August. Villas with private pools and sea views are particularly sought after. Long-term rents for a two-bedroom apartment are approximately €850–€1,600 per month, higher for villas.
Tourist lets must be registered in the Valencian tourist-dwelling register and carry the national rental registration number required since July 2025. For apartments in community buildings, new tourist lets have also required approval by the community of owners since April 2025. Detached villas avoid that step and are the most flexible choice for rental income.
Who Campoamor suits, and the trade-offs
Campoamor suits buyers who prioritise beach quality, space and a calm, well-kept environment: families with young children, couples retiring to the coast, and those wanting a long-term family holiday home. The trade-offs are higher prices, a very quiet winter on the seafront and the need for a car for most errands. Buyers on a tighter budget often compare it with Mil Palmeras just to the south or Cabo Roig to the north.
