Where to buy in La Zenia: beach side or Boulevard side

La Zenia is split by the N-332, and which side you choose shapes your daily life.

  • Beach side (east of the N-332): established urbanisations of bungalows, townhouses and apartment blocks, many built from the 1980s onwards, with mature gardens and communal pools. From most streets you can walk to La Zenia beach or Cala Cerrada in five to ten minutes. Prices per square metre are the highest in La Zenia, particularly for sea views.
  • Boulevard side (west of the N-332): newer apartment complexes built in the last ten to fifteen years around La Zenia Boulevard and towards Los Dolses, often with lifts, underground parking, solariums and large communal pools. Popular with buyers who want a modern, low-maintenance home.
  • The edges: La Zenia merges into Playa Flamenca to the north and Cabo Roig to the south, so homes on the borders often combine the services of both areas.

La Zenia beach, Cala Cerrada and the coastal walk

La Zenia beach is a sandy cove with calm, clear water, a beach bar, lifeguards in the summer season and good accessibility. A few minutes' walk south, Cala Cerrada is a small, rocky-edged cove that feels almost private out of season. The coves are separated by low cliffs, and the coastal path lets you walk along the sea north to Playa Flamenca or south to Cabo Roig and Cala Capitán, a favourite route for morning walks, runners and dog owners.

In July and August the beaches get busy, so many residents swim early in the morning or in the evening. In spring and autumn the water is still pleasant and the coves are much quieter.

Living next to La Zenia Boulevard

La Zenia Boulevard is an open-air shopping centre opened in 2012 and one of the largest in the Comunitat Valenciana. It brings together big fashion brands, including Primark, plus electronics, homeware, supermarkets, cafés and dozens of restaurants, and it is open year-round. For residents this means everyday shopping without driving to Alicante or Murcia, and for owners who rent out, it is a strong selling point for guests.

Beyond the Boulevard, La Zenia has supermarkets, pharmacies, bakeries, banks and a busy restaurant scene along the N-332. The Saturday market in Playa Flamenca is a few minutes away.

Who La Zenia suits best

La Zenia is a good fit if you want everything within a short walk or drive without living in a big town. Retirees like the combination of beach, shops and health services; families like the space, communal pools and schools within driving distance; remote workers find reliable fibre and a year-round community. Golfers are well placed: Villamartín and Las Ramblas are around ten minutes away, with Campoamor and Las Colinas a little further south.

If you prefer a more traditional Spanish town with a larger centre, look at Torrevieja, around 15 minutes north.

Airports, hospital and golf from La Zenia

Región de Murcia airport (RMU, Corvera) is approximately 35 to 40 minutes by car, and Alicante-Elche airport (ALC) approximately 45 to 50 minutes via the AP-7, which you join just inland of La Zenia. The public Hospital Universitario de Torrevieja is approximately 15 minutes away; there are public health centres and many private clinics nearby, several with English and Scandinavian-speaking staff. The Hospital de la Vega Baja near Orihuela serves the inland part of the municipality.

Four golf courses, Villamartín, Las Ramblas, Campoamor and Las Colinas, are all within approximately 5 to 15 minutes. Buses run along the N-332 towards Torrevieja and the rest of the coast.

Renting out an apartment in La Zenia

La Zenia is one of the strongest holiday rental locations in Orihuela Costa thanks to the beach, the Boulevard and the golf. Long-term demand is also steady. Approximate 2026 long-term rents are €800 to €1,050 per month for a two-bedroom apartment and €1,100 to €1,400 or more for townhouses, modern apartments with solarium or villas.

Holiday lets must be registered with the Comunitat Valenciana, and since 2025 new tourist lets in a building need the owners' community's approval. Before buying for rental, check the community statutes, the minutes of recent meetings and whether any tourist-let limits apply.
