Property for sale in Orihuela Costa: areas, prices and guide
Orihuela Costa is the most popular destination for international buyers on the southern Costa Blanca. Instead of one town, it is a chain of residential areas along the coast south of Torrevieja: Playa Flamenca, La Zenia, Cabo Roig, Villamartín, Campoamor and several more, each with its own character and price level. If you are comparing property for sale in Orihuela Costa, you will find sandy coves, a continuous coastal path, four golf courses within a short drive, La Zenia Boulevard shopping centre and two international airports at around 40 to 50 minutes. This hub guide helps you choose the right part of the coast.
How Orihuela Costa works: one municipality, many urbanisations
Orihuela Costa is the coastal district of the municipality of Orihuela, whose historic city and main town hall lie inland, roughly 30 to 40 minutes' drive away. The coast has its own municipal offices, police and services, but taxes such as IBI, rubbish collection and planning are handled by Orihuela, not Torrevieja. This matters when you check a property's paperwork or community charges.
The district runs from the edge of Torrevieja in the north to the border with Pilar de la Horadada in the south. Most homes are in urbanisations built from the 1980s onwards: low-rise bungalows around communal pools, apartment blocks near the beaches, detached villas on the higher ground and, more recently, modern apartment complexes with solariums and underground parking. The N-332 runs parallel to the coast and the AP-7 motorway just inland, so everything is connected by short drives.
