Buyers like it because it combines a quiet, residential feel with Torrevieja's shops and hospital a few minutes away and La Zenia Boulevard just down the N-332.

One resort, two town halls: the Torrevieja–Orihuela boundary
The first thing to understand about Punta Prima is that the municipal boundary between Torrevieja and Orihuela runs through it. Most of the coastal strip south of the point belongs to Orihuela and is part of Orihuela Costa, while some developments on the northern side fall under Torrevieja. Estate agents and developers often market both simply as Punta Prima.
This matters in practice. The town hall determines where you register on the padrón, which municipality charges your IBI (council tax) and rubbish collection fee, and which local services, schools and health centre you are assigned to. Before you reserve a property, ask your lawyer to confirm the municipality on the nota simple from the Land Registry and the cadastral reference. Neither side is better or worse, but you should know which one you are buying into.
Punta Prima's coves, small beaches and the coastal promenade
Punta Prima is not a long sandy-beach resort. Its coastline is a series of low rocky points and small coves, with the sandy Playa de Punta Prima as the main swimming spot. Just to the south lies Cala Mosca, one of the last undeveloped stretches of Orihuela Costa's shoreline, and a paved coastal promenade continues south towards Playa Flamenca, La Zenia and Cabo Roig. Many residents walk or cycle it daily.
For larger sandy beaches, Torrevieja's town beaches are a short drive north, and La Zenia's beach is around five minutes south by car. The rocky seabed around the points is popular for snorkelling on calm days. Expect the coves to be busy in July and August and almost empty on weekday mornings the rest of the year.
Apartment and townhouse prices in Punta Prima (2025–2026)
As of 2025–2026, resale apartments in Punta Prima typically sell at approximately €2,300 to €3,300 per m², with front-line units and newer blocks with open sea views at the top of the range. In round numbers:
- Two-bedroom apartments in older communities set back from the sea: approximately €180,000–€260,000.
- Modern two- and three-bedroom apartments with sea views or large solariums: approximately €280,000–€450,000.
- Townhouses and corner quads with private gardens: approximately €220,000–€350,000.
- Detached villas are scarce and mostly above €500,000.

Sea side or inland of the N-332: choosing your block
The N-332 coastal road splits Punta Prima in two, and it shapes both price and lifestyle.
- Seaward side: walk-to-the-cove living, the promenade on your doorstep and the highest prices. Front-line blocks hold their value best and are easiest to let.
- Inland side: larger complexes with gardens and pools, often slightly better value per square metre, but you will cross or drive along the N-332 to reach the sea. Upper floors frequently still catch sea views.
Orientation matters more than people expect: south- or east-facing terraces get winter sun, which is what makes a Costa Blanca apartment pleasant from November to March. Also check noise if the block faces the N-332 directly, and parking, since street parking near the coves is tight in summer.
Who Punta Prima suits best
Punta Prima works well for buyers who want a holiday home they can also rent, for retirees who want everything within a short drive without living in a busy town centre, and for remote workers who value a sea view and fibre broadband. There is a large community of northern European owners, and English is widely spoken in local bars and services, but the area is quieter than the Torrevieja seafront.
Families with school-age children should look at where the nearest schools are for their chosen municipality, and note that most international schools in the area involve a drive. If you want more space and a golf course on the doorstep, compare with Villamartín a few kilometres inland.
Getting around: N-332, AP-7 and the Alicante and Murcia airports
Punta Prima is well placed for travel. Alicante–Elche airport is approximately 45–50 km away, around 40–45 minutes by car via the N-332 or the AP-7. Región de Murcia International Airport at Corvera is roughly 60–65 km away, about 45–55 minutes, and is useful for some seasonal routes. The AP-7 toll-free stretch and the CV-95 connect you to the rest of the Vega Baja.
For daily life, the Habaneras shopping centre in Torrevieja and La Zenia Boulevard are each within about ten minutes, and the public Hospital Universitario de Torrevieja and private clinics are a short drive away. Local buses run along the N-332, but most owners find a car essential.
Renting out a Punta Prima apartment: demand and licensing
Holiday demand is strong from Easter to October, and winter lets to northern European visitors staying one to three months are common. Sea-view apartments with a pool, air conditioning and fast Wi-Fi rent best. Long-term rents for a two-bedroom apartment are approximately €750–€1,300 per month depending on views and finish.
Short-term letting requires registering the property as a tourist dwelling in the Valencian register and, since July 2025, obtaining the national rental registration number. Since April 2025, a new tourist let in a community building also needs the approval of the community of owners, so check the community's minutes and statutes before buying for rental income.
