Upper Quesada, Lower Quesada and La Marquesa: where to buy a villa

Ciudad Quesada grew from the 1970s onwards on the slopes south of the Segura river, and its phases feel different. Upper Quesada, on the higher ground, offers the best views across the pink salt lake of Torrevieja and towards the sea, with larger plots and many detached villas. Central Quesada, around the main commercial strip, is where you find bars, supermarkets, estate agents, banks and the doctors' surgeries, so it suits buyers who want to walk to everything.

The streets around La Marquesa Golf attract golfers and families: an 18-hole course with fairway-view bungalows and villas a short buggy ride from the clubhouse. Lower Quesada and the newer phases towards Benijófar and Lo Pepín mix quad houses, townhouses and new-build villas on modern plots. If you want the Spanish town atmosphere with a church square and weekly life, the old centre of Rojales is only a few minutes away, and neighbouring Benijófar offers similar homes at slightly lower prices.

Daily life in Quesada revolves around the outdoors. La Marquesa Golf is the local 18-hole course, and La Finca Golf in Algorfa is a short drive away, as are Vistabella and the Orihuela Costa courses. In summer the water park on the edge of the urbanisation is the family favourite, and there are padel courts, gyms and a busy calendar of club activities run by residents.

Rojales itself adds history that many buyers never discover. The Cuevas del Rodeo are traditional cave houses dug into the hillside, restored as an artisans' quarter with workshops and exhibitions. Down by the river stands the stone Carlos III bridge from the late 18th century, and the restored Gasparito water cisterns show how the area once collected rain. The riverside path along the Segura is good for walking and cycling, and the Mediterranean dunes and pine forest of Guardamar del Segura are around 8-10 km away, roughly a 10-15 minute drive.

Location is one of Quesada's strongest cards. Approximate driving times:

  • Alicante-Elche airport (ALC): about 35-40 km, 30-35 minutes via the N-332 or AP-7.
  • Región de Murcia International Airport (RMU, Corvera): about 70-75 km, 50-60 minutes.
  • Guardamar beaches: 10-15 minutes. Torrevieja centre: around 15 minutes. La Zenia Boulevard shopping centre: about 20-25 minutes.
  • Alicante city: around 40 minutes; Murcia city about 50 minutes.

Within the urbanisation you have supermarkets, pharmacies, English-speaking dentists and vets, international schools within driving distance and plenty of restaurants. The nearest public hospital is the Hospital Universitario de Torrevieja, and private clinics operate in Torrevieja and Orihuela Costa. Public transport exists but is limited, so most residents rely on a car; factor that into your plans if you intend to live here year-round.

Is Ciudad Quesada a good buy for rental income?

Quesada works well for holiday lets to families and golfers: a 3-bedroom villa with private pool is exactly what many Northern European families search for, and it is hard to find at a similar price on the coast. Peak season runs roughly from Easter to October, with golfers filling spring and autumn. Winter lets to long-stay visitors from Scandinavia and the UK help smooth income.
