Guardamar del Segura is the northern gateway to the Vega Baja: a genuine Spanish town where the River Segura meets the sea, backed by one of the most remarkable coastal pine forests in Spain. Its long, natural sandy beaches, walkable town centre and short drive to Alicante airport make it one of the most balanced places to buy on the southern Costa Blanca. Property for sale in Guardamar ranges from town-centre apartments a few streets from the beach to front-line homes facing the dunes and townhouses and villas in urbanisations such as El Raso. It suits permanent residents as well as holiday-home owners, with shops, schools and services open all year.

The dune pine forest and Guardamar's 11 km of beaches

Guardamar's defining feature is its dune pine forest. At the start of the 20th century, shifting sand dunes were burying parts of the town, and a reforestation project led by the forestry engineer Francisco Mira planted pines, palms and eucalyptus to fix them. The result is a vast coastal forest running behind the beach, crossed by shaded paths, with the town parks of Parque Alfonso XIII and Parque Reina Sofía on its edge.

In front of the forest lie roughly 11 km of open, natural sandy beaches, from Playa Centro and La Roqueta near the town to El Moncayo, Babilonia and Els Tossals. Several hold the Blue Flag most years. Unlike many resorts, there is no wall of high-rise blocks along the sand: the dunes and pines are protected, which is a large part of Guardamar's appeal.

Castle, Segura river mouth and 3,000 years of history

Above the town stands the castle of Guardamar, the site of the original walled town. After the earthquake of 1829 devastated the old town, Guardamar was rebuilt on the plain below in the grid layout you see today. From the castle hill there are views over the Segura valley, the town and the sea.

The area is also rich in archaeology: the Phoenician settlement of La Fonteta and the 10th-century Islamic Rábita Califal lie in the dunes near the river mouth, and the famous Dama de Guardamar bust was found nearby. The town's archaeological museum tells the story. At the mouth of the Segura, a riverside promenade and the Marina de las Dunas marina make a pleasant walk or cycle ride from the town centre.

Choosing a neighbourhood: town centre, El Moncayo, El Raso and the new south side

  • Town centre: apartments on a grid of streets between the main square and the beach, with shops, bars, the market and health centre within walking distance. The best choice for year-round living without a car.
  • Beachfront and El Moncayo: homes facing the dunes and forest, including the distinctive houses along Babilonia beach. Limited supply and premium prices.
  • El Raso and the southern urbanisations: a large area of bungalows, townhouses and villas south of the town, popular with northern European owners, with its own shops and restaurants and easy access to the beaches.
  • New developments: modern apartments with communal pools on the south side of town, attractive for turnkey buyers.

Note that some beachfront and riverside plots are affected by coastal or flood-zone rules; your lawyer should check urban planning status as part of due diligence.

Getting to Alicante and Murcia airports from Guardamar

Guardamar is one of the closest Vega Baja towns to Alicante–Elche airport: approximately 35 km, around 30 minutes via the N-332. Región de Murcia International Airport at Corvera is approximately 75 km, around 55 minutes via the AP-7. The N-332 runs through the town, connecting north to Santa Pola and Alicante and south to La Mata and Torrevieja, while the CV-91 leads inland to Rojales, Ciudad Quesada and Almoradí.

Renting out property in Guardamar: summer and year-round demand

Guardamar has a strong domestic summer market, with Spanish families from Madrid, Murcia and the interior returning year after year, plus foreign visitors in spring and autumn. Because it is a real town, long-term demand is solid too. Two-bedroom apartments rent for approximately €650–€1,150 per month on long lets, more for front-line homes.

Short-term lets require registration in the Valencian tourist-dwelling register and the national rental registration number required since July 2025; since April 2025, new tourist lets in community buildings also need the approval of the community of owners. Check the building's rules before buying for holiday rental.

Who Guardamar suits best

Guardamar is ideal for buyers who want a proper Spanish town with nature on the doorstep: walkers and cyclists, families, retirees who want to live without depending on a car, and anyone who flies often from Alicante. It is less suited to those looking for nightlife or golf on the doorstep, although several courses lie within 20–30 minutes inland. If you want a more resort-style setting, compare with Orihuela Costa; for lower prices inland, look at Benijófar or Ciudad Quesada.
