La Mata beach and the lagoon natural park
Playa de La Mata is a long, open sandy beach of around two kilometres, backed by a promenade at its southern end and by dunes and low vegetation further north towards Guardamar del Segura. It is wide enough never to feel as crowded as the central Torrevieja beaches, and many residents walk its full length every morning. At its southern end, near Cabo Cervera, the old Torre del Moro watchtower overlooks the coast.
Just behind the village lies the Parque Natural de las Lagunas de La Mata y Torrevieja. The La Mata lagoon is the greener of the two, surrounded by reed beds, pine trees and walking and cycling trails with bird hides; flamingos, avocets and other waders are regularly seen. The pink Torrevieja lagoon is a short ride away. For owners who like to walk, cycle or run, this combination of beach and protected park is La Mata's biggest asset.

Living in La Mata all year round
La Mata suits buyers who want a quieter base than central Torrevieja without being isolated. In summer the promenade restaurants and beach bars are busy with Spanish families, many of them from Madrid and Murcia who have owned second homes here for decades. From October to May the pace drops, but supermarkets, pharmacies, cafés and most restaurants stay open, and many northern European owners spend the whole winter here.
It is a good fit for retirees, walkers and cyclists, remote workers who want the beach on their doorstep and families who prefer a village feel. If you want golf, larger shopping and newer resort-style complexes, the areas of Orihuela Costa such as La Zenia are 20 to 25 minutes south.
Airports, hospital and shopping from La Mata
La Mata is at the airport end of Torrevieja: Alicante-Elche airport (ALC) is approximately 35 to 40 minutes by car along the N-332 through Guardamar, and Región de Murcia airport (RMU, Corvera) approximately 45 to 50 minutes via the AP-7. Buses link La Mata with central Torrevieja and with Alicante.
The public Hospital Universitario de Torrevieja is approximately 15 minutes by car, and there is a public health centre serving the La Mata area. Central Torrevieja, with its Friday market, Habaneras shopping centre and large supermarkets, is ten minutes away, and Guardamar del Segura, with its pine-covered dunes and its own shops and restaurants, is about the same distance north. Golfers usually play at Villamartín, Las Ramblas, Campoamor or Las Colinas, approximately 25 to 35 minutes south.
Renting out an apartment in La Mata
La Mata has strong summer holiday demand, particularly from Spanish families in July and August, and a steady market of long-term tenants the rest of the year. Approximate 2026 long-term rents are €700 to €900 per month for a one or two-bedroom flat, rising to approximately €950 to €1,150 or more for frontline or pool apartments.
Tourist lets must be registered with the Comunitat Valenciana, and since 2025 new tourist lets in a building need the approval of the owners' community. Some beachfront buildings already restrict them, so check the community statutes before buying for holiday rental. - Check orientation and floor: frontline buildings face east, so morning sun is guaranteed; higher floors keep the view and avoid promenade noise in summer.
- Ask about parking: street parking near the beach is hard in August, so a garage space adds real value.
- Look at the building: older seafront blocks may face repairs to façades, lifts or roofs. Ask for the minutes of recent owners' meetings and any approved works.
- Watch for humidity in ground floors and closed-in terraces, and confirm that any extensions are legal.
