Searching for property for sale in San Miguel de Salinas? This hilltop Spanish town looks out over the Torrevieja salt lake and sits just inland from Orihuela Costa, so the beaches of La Zenia and Cabo Roig are only 10 to 15 minutes away. Around it lie some of the most sought-after golf courses on the Costa Blanca, including Las Colinas, Villamartín, Las Ramblas and Campoamor. You can choose between village townhouses, bungalows in Blue Lagoon, villas in Lomas de Don Juan and new builds with sea or lake views, usually for less than on the coast. Here is our local guide.

San Miguel town, Blue Lagoon and Lomas de Don Juan
San Miguel de Salinas has three distinct property markets, and it pays to know which one you are looking at.
- The town itself: a traditional Spanish town built on a rise, with a church square, shops, bars and restaurants. Apartments and townhouses here are aimed at year-round living, and newer developments on the edges often have views over the salt lake towards the sea.
- Blue Lagoon: a large urbanisation on the coastal side of the municipality, right next to Villamartín. It is made up mainly of bungalows, townhouses and detached villas, many around communal pools, with its own commercial area and easy access to Villamartín Plaza.
- Lomas de Don Juan and the surrounding countryside: a quieter area of detached villas on larger plots, with a more rural, spread-out feel.
Several modern new-build developments have also been completed around the town in recent years, typically villas and semi-detached homes with private pools and roof solariums, many designed to catch the views over the lake.
Golf on the doorstep: Las Colinas, Villamartín and Campoamor
Few inland towns on the Costa Blanca are as well placed for golf as San Miguel de Salinas. Las Colinas Golf & Country Club, a highly regarded course set in a private valley, is roughly 10 to 15 minutes by car. Villamartín Golf is right beside Blue Lagoon, while Las Ramblas and the Real Club de Golf Campoamor are also a short drive away, so you can play a different course every day of the week without long journeys.
This concentration of golf supports a steady market for villas and holiday homes. Many buyers are golfers from the UK, Ireland, Scandinavia and the Benelux who want to live close to the courses but pay less than inside a gated golf resort. Owners who rent out their homes also benefit, as golf keeps demand going in spring, autumn and winter, not only in summer. If you want to live right on a course, compare with the Villamartín and Campoamor guides.
San Miguel de Salinas property prices in 2025-2026
San Miguel offers a coastal lifestyle at inland prices. As an approximate guide for 2025-2026:
- Apartments: around €120,000 to €200,000, depending on age, views and whether there is a communal pool.
- Bungalows and townhouses in Blue Lagoon: approximately €150,000 to €240,000.
- Detached villas for sale in San Miguel de Salinas: roughly €280,000 to €550,000, with the top of the range for new builds, large plots and sea or lake views.
Per square metre, apartments trade at approximately €1,500 to €2,300. That is typically below the beach areas of Orihuela Costa and La Zenia, just a few kilometres away, while you still reach the sea in around a quarter of an hour. The value angle is simple: for the price of a two-bedroom apartment near the beach, you can often buy a villa with its own pool here. New builds pay 10% IVA plus stamp duty; resale homes pay transfer tax instead. Browse property for sale in San Miguel de Salinas.
Views over the Torrevieja salt lake and everyday life in town
San Miguel sits on higher ground than most of the Vega Baja, which gives many homes long views across the Torrevieja salt lake, part of the protected Parque Natural de las Lagunas de La Mata y Torrevieja, and on clear days to the Mediterranean. The lake turns pink in summer, and the natural park limits development, so these views are well protected.
Life in town follows a Spanish rhythm. You have supermarkets, pharmacies, bakeries, a health centre, schools and a good choice of restaurants, and they stay open all year. That matters if you plan to live here rather than just holiday: unlike some purely tourist resorts, San Miguel does not feel empty in January.
For bigger shopping, Zenia Boulevard is around 15 minutes away, and Torrevieja is about 20 minutes. The inland towns of Los Montesinos and Ciudad Quesada are worth comparing if you want a similar lifestyle at different price points.
Getting there: Alicante and Murcia airports, AP-7 and CV-95
San Miguel de Salinas is one of the best-connected inland towns in the area. The CV-95 links it with Orihuela Costa and Torrevieja, and the AP-7 motorway runs just to the east, giving quick access north to Alicante and south to Murcia.
- Alicante-Elche airport (ALC): approximately 50 km, around 40 to 45 minutes by car, with the broadest choice of flights to the UK, Ireland, Scandinavia and the Benelux.
- Región de Murcia International Airport (RMU, Corvera): roughly 50 km, about 35 to 40 minutes.
- Beaches: La Zenia and Cabo Roig roughly 10 to 15 minutes.
- Golf: Villamartín, Las Ramblas, Campoamor and Las Colinas all within about 15 minutes.
Having two airports within 45 minutes is a real advantage for owners who travel back and forth, or for rentals where guests arrive on flights into either airport. Bus services exist but are limited, so plan on having a car.
Rental potential and buying tips in San Miguel de Salinas
San Miguel has two rental markets. Long-term lets are in steady demand from residents and people working on the coast, with approximate rents of €600 to €950 per month for apartments and townhouses, more for villas. Holiday lets perform best in Blue Lagoon and for villas with private pools close to the golf courses, where demand from golfers extends the season.
To rent to tourists, your home must be registered with the Generalitat Valenciana tourist register and, since July 2025, with Spain's national single rental registry. Some communities of owners restrict short-term lets, so check the statutes before you buy if rental income matters to you.
Practical checks:
- Make sure extensions, pools and enclosed terraces are legalised and match the land registry and cadastre.
- In Lomas de Don Juan and rural areas, confirm planning status, road access and utility connections.
- Ask for community fee and IBI receipts, and check whether any community works are planned.
- Use an independent lawyer and obtain your NIE early.
