Punta Prima is the first stretch of Orihuela Costa you reach driving south from Torrevieja, and it is one of the few places on this coast where you can buy a sea-view apartment and walk to a rocky cove for your morning swim. Property for sale in Punta Prima is mostly apartments and townhouses in gated communities with shared pools, many built from the late 1990s onwards, plus a newer wave of contemporary blocks with large terraces. Buyers like it because it combines a quiet, residential feel with Torrevieja's shops and hospital a few minutes away and La Zenia Boulevard just down the N-332.

The first thing to understand about Punta Prima is that the municipal boundary between Torrevieja and Orihuela runs through it. Most of the coastal strip south of the point belongs to Orihuela and is part of Orihuela Costa, while some developments on the northern side fall under Torrevieja. Estate agents and developers often market both simply as Punta Prima.

This matters in practice. The town hall determines where you register on the padrón, which municipality charges your IBI (council tax) and rubbish collection fee, and which local services, schools and health centre you are assigned to. Before you reserve a property, ask your lawyer to confirm the municipality on the nota simple from the Land Registry and the cadastral reference. Neither side is better or worse, but you should know which one you are buying into.
