• Beachfront and promenade: apartment blocks facing the sea along the paseo marítimo. These are the most sought-after homes in La Mata, with frontline flats commanding a clear premium. Many were built in the 1980s and 1990s, so the building's condition and community fees matter as much as the view.
• The old village centre: low-rise streets around the main square, with bakeries, cafés, pharmacies and small supermarkets. Good for year-round living without a car.
• Torrelamata and Torreblanca: residential areas between La Mata and central Torrevieja, with bungalows, duplexes and apartment complexes with communal pools, usually cheaper per square metre than the beachfront.
• Towards the lagoon: newer developments on the inland side, closer to the natural park and the CV-905, popular with buyers who want a modern build and easy road access.
